Common Defects On Roofing Materials

Damaged roofing materials can allow water entry into the home.


In a new-build property or in an old home, roof problems can cause extensive damage, especially when it rains. Water damage can cause irreparable damage to roof insulation, trusses, and plasterwork. Knowing what the most common roof defects are enables you to keep an eye out to make sure your own roof is in great condition.


Roofing Felt


You should check your roofing felt quite often, as catching a tear early can stop the problem from getting worse. Many felt problems are easily repairable; tears are fixed by applying bitumen adhesive to the area once it is dry and has been cleaned. You may wish to attach a new piece of felt over the tear, again gluing it down with adhesive.


Gutter Problems


Guttering will need to be regularly maintained to clear out debris that can cause the water to back up and drip down the building. If your guttering is sagging, which is a common problem, it may be that your brackets are loose. These brackets support your guttering, attaching it to the fascia. Simply replace or tighten any loose brackets to repair sagging guttering. Cracked or leaking gutters can be repaired either by using mastic sealant to fill any splits, or by replacing a section of guttering.


Shingle Shrinkage


DSP Inspections states that there are three common problems with asphalt shingle roofs: cracking, blistering and a loss of gravel on the applique layer. Shingles that are cracked right through all layers will need to be replaced. Blistering, which is a common manufacturing defect, will also require shingle replacement. Gravel that has come away from the top layer of the shingle will not affect its waterproof qualities, but the aesthetics can be damaged.
